G'day, and welcome to Issue #2.
There's a lot moving in central Dandenong this week — and I mean that literally. The Thomas Street precinct development has cleared its first major planning hurdle, with Stage One of a $600 million private investment getting the green light. Hundreds of apartments, new shops, a childcare centre, and a chunk of construction jobs are all on the way. The big question is whether it will actually change the feel of Dandenong's CBD — or just add more buildings to an area that's been promised a revival since 2006.
This week we're also in Noble Park for our suburb spotlight — a suburb in the middle of a genuine identity debate, with State Government plans for 12-storey towers splitting the community. And in the What's On, Street Feast is back at Dandenong Market this Saturday. You have been warned.
Also this week — Resident Voice comes from Omar in Noble Park, who's been pounding the pavement trying to find a rental. His experience is unfortunately very common, and the numbers back him up.

Central Dandenong's $600 million transformation just got its first green light.
The first stage of a major private development at 139–157 Thomas Street has received planning approval, marking a significant moment in the Victorian Government's long-running Revitalising Central Dandenong initiative. Developer Capital Alliance has plans for a $600 million total investment to renew the CBD precinct — and Stage One just cleared its first formal hurdle.
The approved development includes new apartments to help ease the city's housing shortage, shops and cafés designed to complement the nearby Little India precinct, and a new childcare centre. Once the full precinct is complete, it's expected to create around 2,600 jobs during construction and support up to 5,000 ongoing roles.
Mayor Sophie Tan welcomed the announcement: "Central Dandenong is on the move and this milestone will have far reaching positive impacts on our community, economy, housing, businesses and job seekers."
Worth noting in plain English: more than $700 million has already been invested in central Dandenong through the Revitalising program since 2006 — so this is not a new promise, it's a continuing one. The question residents are entitled to ask is whether private investment will finally follow through where public money has led. The Thomas Street development is the most concrete sign yet that it might.
Demolition works on the site are expected to begin soon. One immediate impact: the Mason Street car park will close when works commence — nearby businesses and residents will be notified in advance.

🏥 Hospital Watch
The Victorian Government announced a $305 million redevelopment of Dandenong Hospital in April — nine new operating theatres, a 16-bed Intensive Care Unit, and an upgraded day surgery. Designs are still being finalised with clinicians. Construction is expected to begin later this year, and the hospital will remain operational throughout. 💰 Budget Update
Community consultation on Greater Dandenong's 2026–27 draft budget has now closed. Council votes to adopt the final budget on Monday 23 June. 🔎 Suburb Spotlight
Noble Park — The suburb that won't be told what it is
Noble Park sits about 25 kilometres south-east of the CBD — well-connected by train, ethnically diverse, affordable (for now), and fiercely proud of its village character. It has Noble Park station and Yarraman station, direct access to EastLink and the Princes Highway, and a community that has quietly built something genuinely multicultural without much fanfare.
Right now, Noble Park is at the centre of a significant planning debate. Earlier this year, the State Government released draft Activity Zone maps that would allow apartment towers up to 12 storeys in Noble Park's CBD — triple the height of anything currently there. Residents pushed back hard. The concern isn't just height: under the proposed "deemed to comply" system, buildings meeting design rules could be approved without the normal community objection rights. Greater Dandenong City Council would remain the responsible authority, but the traditional right of neighbours to object would be significantly curtailed.
The tension is real. Noble Park genuinely needs more housing — rental vacancy rates in the suburb sit around 0.75%, well below the 3% considered a balanced market. But residents aren't wrong to ask whether 12 storeys is the answer, or whether this is development happening to Noble Park rather than with it.
There's no resolution yet — the State Government's draft maps are still under review. What's certain is that Noble Park's future is very much up for debate, and locals are watching closely. We will be too.

Man sought following Dandenong North stabbing (31 May). Victoria Police are continuing to search for a man following a stabbing in Dandenong North on Sunday 31 May. A silver Honda CRV wagon was allegedly driven deliberately into a house on Exner Street about 10:15am. The male driver exited the vehicle and stabbed the 34-year-old female occupant, who is known to him. Police believe the same man was involved in a separate stabbing in Epping earlier that morning. Both victims were hospitalised with non-life-threatening injuries. Investigators say both incidents were targeted and the parties are known to each other. E-bike warning after Keysborough collision (23 May). Greater Dandenong Highway Patrol responded to a collision between a car and an e-bike rider on Corrigan Road, Keysborough on Saturday 23 May. The 17-year-old male rider was travelling at night in dark clothing on an e-bike capable of speeds up to 100km/h — well above the 25km/h legal limit. He was taken to hospital with non-life-threatening injuries and now faces fines of over $1,200, plus liability for damage to the other vehicle. Police remind riders: any e-bike that doesn't require pedalling, travels over 25km/h, exceeds 200 watts, or has an internal combustion engine is legally classified as a motorcycle. Omar's experience is not an anomaly — it's the market. The rental vacancy rate in Noble Park North sits at around 0.75%, far below the 3% that economists consider a balanced rental market. Nationally, vacancy rates are holding at 1.6% (April 2026, Cotality), well below the historical average of 2.5–3.3%. In Greater Dandenong specifically, CoreLogic data shows the area has been among Melbourne's outer suburbs with the fastest-growing rents — around $520–$578 per week for a typical home — as renters get pushed outward from the middle ring. The people turning up to the same inspection as Omar aren't going away. Until supply increases significantly, this is the reality for renters across the south-east.

TRUE STORY

Roger from Dandenong North went to Dandenong Market for one thing. One thing. He didn't write down what it was, but it doesn't matter — he never made it there. The market had other plans.
First there was a sample. Then a conversation with a stallholder. Then a bag of something he'd never tried before but couldn't say no to at that price. Then a spontaneous detour past the fruit and vegetable section, where a box of very ripe bananas — the kind that are perfect for three more days if you know what you're doing — was going for two dollars.
Roger got home with ten bags, a box of bananas, and no memory of what he originally went for. This is not a cautionary tale. This is just Dandenong Market doing what it's been doing since 1866.
